Kingsborough is a standard single-family HOA in Kaufman, TX — each lot is a single-family home with a maximum of two stories. You own your lot and home; the association maintains common areas. These rules apply to homeowners, residents, and tenants.
- Permitted uses & buildings: Lots are for single-family residential use only. Dwellings may not exceed two stories. No trailers, mobile homes, manufactured homes, townhouses, duplexes, or multi-family buildings. Replatting to create smaller lots is prohibited.
- Leasing & rentals: Leasing a lot or dwelling is allowed and is not considered a business. No minimum lease term is specified in this document.
- Pets: Domestic household pets are allowed but must be kept on a leash when outside a fenced lot. No livestock or wild animals. The Board may require removal of a pet deemed dangerous, a nuisance, or causing excessive noise.
- Parking & vehicles: No more than 3 vehicles may be parked on a lot at any time. Inoperable vehicles, vehicles with commercial insignia, and vehicles over 1 ton are prohibited except for temporary service. No parking on sidewalks or yards.
- Architectural review: All exterior changes (construction, painting, fencing, landscaping) require prior written approval from the Architectural Control Committee (ACC). Fences must be masonry, brick, or approved material, max 8 ft high. Window coverings must be neutral colors; no burglar bars.
- Signs & decorations: Allowed signs: one for-sale sign (2'x3'), one for-sale-by-owner sign, one school spirit sign per child, two political signs (max 90 days before election), one security sign (8"x8") and one sticker per side (4"x4"). Holiday decorations must comply with ACC rules.
- Assessments & fees: Annual assessments are set by the Board and may increase up to 10% per year without a vote. Special assessments require a vote of 51% of members before control transfer. A working capital fee may be charged at resale to the association.
- Maintenance & nuisances: Owners must maintain their lot and improvements in good repair. No nuisances, foul odors, or accumulation of trash. Trash containers must be screened. The Association may enter a lot after 10 days' notice to perform necessary maintenance at the owner's cost.
