- Architectural review & approval: Before starting any construction, exterior alteration, fence, wall, or landscaping change, you must submit plans to the Architectural Control Committee (ACC). The ACC has up to 15 days for builders, 30 days for homeowners to approve or reject; if no response within that time, approval is deemed granted.
- Building standards & minimum size: Each residence must be a single-family detached home, no more than two stories, with a private garage for at least two cars. - Fences: Fences cannot extend forward of the front building line and must not exceed 8 feet in height (or city requirement, whichever is less). Acceptable materials: split rail, treated/painted rails, masonry, wrought iron, vinyl, or cable – no chain link, wire, or metal panels unless approved by the ACC.
- Parking & vehicle restrictions: No trucks, RVs, motor homes, campers, boats, trailers, motorcycles, ATVs, or other recreational vehicles may be parked in the street in front of any lot (except for construction/repair equipment). No commercial vehicles or construction/farm equipment (except lawn tractors) may be kept on lots.
- Prohibited uses & activities: All lots are for single-family residential use only – no business, commercial, or professional activity open to the public. No oil drilling, mining, or similar operations. No noxious, illegal, or offensive activities that create odors, dust, noise, or glare. No junk, trash, or debris visible; no burning of trash. No trailers, mobile homes, tents, or outbuildings used as residences.
- Animals & pets: You may keep a reasonable number of dogs, cats, or other household pets, but no commercial breeding. Livestock, poultry, horses, cows, hogs, sheep, goats, guinea fowl, ducks, chickens, turkeys, or other animals that disrupt quietude, health, or safety are not allowed.
