- Approval process (two stages): First, you must submit an Architectural Request Form via the VCM portal (or mail) for conditional approval, including pictures, composition, size, depth, shape, and a plot map showing the proposed location. After conditional approval, you must submit copies of city permits and proof of homeowner's insurance with a pool endorsement; then a final site inspection by the Architectural Review Committee is required for final approval.
- Pool construction requirements: Pools must be hard-sided with a supporting frame. Soft-sided, inflatable pools with PVC piping are not allowed. Small inflatable pools under 24 inches that are taken down same day are exempt. Pools must be professionally installed. No above-ground decking around the top edge is permitted.
- Landscaping and visibility: If your yard faces a greenbelt or park, you must plant evergreen shrubs to mask the view of the pool from the common area.
- Insurance and liability: You must provide a copy of your homeowner's insurance policy showing a pool endorsement to protect neighboring properties from damage. You are solely responsible for any damages caused by your pool; the HOA, board, and committee members are not liable.
- City permits and compliance: You must obtain all necessary permits and inspections from the City of Cleburne. Failure to do so may result in stop-work orders, fines, or removal orders at your own cost. The HOA is not responsible for any costs or penalties.
