Sacred Acres is a single-family residential subdivision in Johnson County, Texas, governed by restrictive covenants that apply to lot owners. These covenants set standards for home construction, prohibit commercial and certain agricultural uses, and regulate vehicles, signs, and other activities. The restrictions run with the land for 30 years and automatically renew for 10-year periods unless changed by a two-thirds vote of lot owners.
- Permitted use: Each lot may be used only as a single-family residence, with one home per lot. Multifamily, commercial, industrial, and similar uses are prohibited. Subdivision of lots is not allowed.
- Building requirements: Homes must be site-built (not modular, manufactured, or pre-manufactured), and cannot be barndominiums without written approval. Minimum interior square footage ranges from 1,600 to 2,050 sq ft depending on the lot, and some lots have a maximum size for accessory dwellings. - Prohibited uses: Prohibited activities include oil/gas operations, chemical or waste disposal, concrete/asphalt plants, manufacturing, auto repair, trash storage, slaughterhouses, uses that emit excessive odor/fumes/noise/pollution, trailer parks, junk yards, vehicle storage (except screened), used goods/bankruptcy/fire-damaged sales, auction houses, kennels, commercial breeding, nightclubs, adult entertainment, and above-ground pools/jacuzzis/hot tubs (on some lots).
- Livestock: Swine are prohibited. Up to 2 horses or cattle may be kept per lot as long as they comply with all applicable laws.
- Vehicles and parking: Boats, other watercraft, and recreational vehicles may not be parked on subdivision streets or in driveways; they may be stored behind the building line if screened. Motor vehicles may be stored/repaired behind the building line if screened. 18-wheelers/semi trucks are prohibited on properties. Non-functioning vehicles and vehicle components storage is prohibited.
- Signs: No signs, billboards, or advertising structures are allowed except one for-sale or for-rent sign not exceeding 4 feet by 8 feet.
- Maintenance: All grass, vegetation, and landscaping must be kept mowed and maintained at regular intervals to be neat and attractive.
- Term and amendments: The covenants run for 30 years from recording date, then automatically extend for successive 10-year periods. They can be amended during the initial term by an instrument signed by at least two-thirds of the lot owners.
