Blair Ranch is a rural residential subdivision in Johnson County, Texas, governed by a Declaration of Restrictive Covenants. These covenants impose land-use and building rules on lot owners, covering homes, outbuildings, home occupations, livestock, and property maintenance. There is no homeowners association; enforcement is by owners themselves.
- Land use & allowed structures: Tracts may be used for single-family residences, agricultural purposes, and certain home occupations. Only single-family homes (minimum 2,000 sq ft living space), outbuildings (garages, agricultural buildings), and existing manufactured homes are allowed. Temporary structures, mobile homes, and trailers are prohibited except as noted.
- Home occupations: Permitted uses include learned professionals (physicians, writers, engineers, etc.), health care professionals, music/arts teaching, and computer-based businesses, provided they are conducted entirely within a structure without material alteration. Commercial poultry, swine, or dog operations are prohibited.
- Livestock & property maintenance: Owners may keep livestock if other tracts are not adversely affected by animals, waste, or odor. Natural ground cover must not be disturbed so as to affect water flow. Debris, trash, or junk cannot remain for more than 7 days. Inoperable vehicles and machinery must be stored out of view.
- Building & exterior standards: All structures must use standard building materials and be maintained in good repair, painted, or finished as needed. No structure may be occupied until fully completed. Residences must have at least 2,000 sq ft of living space (excluding basements, attics, porches, terraces, garages).
- Restrictions on use & further subdivision: No use may reduce the value of adjoining tracts. No mining is allowed (except water wells). Tracts may be further subdivided, but each new tract remains subject to these covenants. Amendment requires a 4/5 vote of owners (one vote per tract, with fractional votes for subdivided portions).
