It applies to the lot's current and future owners, with no homeowners association—enforcement is by any property owner in the subdivision.
- Land use & building type: Only single-family dwellings (any size) with typical outbuildings, or a commercial building up to 5,000 square feet, are permitted. If the tract is subdivided, each new lot must be at least 3 acres.
- Prohibited structures: Mobile homes are not allowed. Temporary structures (e.g., trailers, tents, shacks) are permitted only during active construction of a residence for up to 6 months, extendable with signatures from at least 51% of adjacent property owners.
- Nuisance & waste: No noxious or offensive activity is allowed. Sewage must be disposed of via a water carriage system and septic tank (or underground disposal) per public health recommendations; pit toilets are prohibited. Garbage and rubbish must be kept in covered sanitary containers, and incinerators must be clean and sanitary.
- Vehicle repair & storage: No tract or street may be used to repair a motor vehicle for more than one week per calendar year. No dismantled vehicle may be kept or parked on any tract or street for more than one week per year.
- Enforcement: Any owner of property in the subdivision can sue to enforce these covenants (via injunction, damages, etc.). Failure to enforce any covenant does not waive the right to enforce later.
- Duration: These covenants run with the land indefinitely and are binding on all parties claiming under them.
