What Higher Links's governing documents say
This is a Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Higher Links Addition, a standard single-family home subdivision in Godley, Texas. The rules bind all lot owners and residents in the 49-lot community.
- Property use & improvements: Lots 1 through 49 may be used only for one single-family detached dwelling per lot. All improvements require prior written approval from the Architectural Control Committee and must comply with city/county codes.
- Architectural review: The Architectural Control Committee (initially Declarant) must approve in writing the design, dimensions, exterior materials, colors, location of structures, driveways, parking, landscaping, and any other site improvements before construction.
- Owner maintenance responsibilities: Each owner is responsible for maintaining all portions of their lot from boundary to boundary, including any easements crossing the lot unless the Association expressly assumes responsibility.
- Association & assessments: A Homeowners Association (Higher Links HOA, Inc.) will be formed to levy assessments on each lot. Specific assessment amounts are not set in this document.
- Duration & amendment: The covenants run until December 31, 2043, and automatically renew for successive 10-year periods. Amendments require a vote of at least 40 of the 49 lots.
- Easements: The property is subject to utility, drainage, VAM (Visibility, Access, Maintenance), public street, and party fence easements as shown on the plat. Owners must maintain easements on their lots unless the Association is responsible.
