What Jo's Ridge's governing documents say
Jo's Ridge is a rural residential subdivision in Johnson County, Texas, governed by a set of restrictive covenants recorded in the county records. These covenants run with the land and apply to all property owners. There is no homeowners' association; enforcement is by owners through legal action. The covenants were corrected in 2005 and automatically renew every 10 years unless 75% of owners agree to amend them.
- Dwelling requirements: All lots are restricted to single-family dwellings. Only one dwelling per 5 acres (except an exempt lot described in Exhibit C). Minimum 900 square feet of living area. No temporary structure, tent, or basement may be used as a permanent dwelling.
- Manufactured homes: Manufactured homes are allowed if they contain at least 900 sq ft of living space, are of sound construction, and have acceptable roof, doors, windows, and exterior finish. They must be underpinned within 60 days of placement with material complementary to the structure; barn tin or scrap is prohibited. A manufactured home used during construction of a permanent home may remain only until the exterior of the house is complete, for a maximum of 18 months.
- Lot use & setbacks: All buildings must be set back at least 50 feet from the front property line and 20 feet from each side line. Outbuildings must be kept in good repair and painted or sided. Items that detract from the lot's appearance (e.g., tires, machinery, lumber, discarded furniture) must be stored out of sight. Wrecking yards, junk cars, and non-operable vehicles are prohibited; car collections must be kept under roof.
- Livestock & fowl: Livestock must be fenced and limited to one adult animal per acre. Swine are prohibited. Fowl are allowed only if fenced and if fencing and outbuilding restrictions are met.
- Nuisances & prohibited activities: No noxious or offensive activity may be carried on. No shooting range is permitted on any lot.
- Septic & drainage: Each dwelling must connect to a sanitary sewage or septic system. A private sewage facility permit must be obtained before construction, and the system must be designed by a professional based on a percolation test. Only one single-family dwelling per septic system. Driveway culverts must be at least 18 inches in diameter, installed per Johnson County policy. No building in the 100-year floodplain unless the finished floor is at least one foot above the floodplain elevation. No filling or obstruction of the floodway is allowed.
- Covenant duration & amendment: These covenants are effective as of April 7, 2005, and remain in force for 10 years, automatically extending for successive 10-year periods unless 75% of property owners vote to amend them. Enforcement is by legal proceedings.
