There is no homeowners' association or mandatory fees; enforcement is through legal action by lot owners or the original developer.
- Land use & property type: All lots are for single-family residential use only. No business, commercial, or industrial activity is permitted. Only one dwelling per lot, and it must be a single-family home (or, in Phase III, a modular or mobile home meeting specific standards).
- Building size & setbacks: Minimum floor area: Phase I requires 700 sq ft (exclusive of open porches and garages); Phase III requires 900 sq ft for single-story or 800 sq ft ground floor for two-story (excluding garages, breezeways, and unenclosed porches). Setbacks: Phase I requires at least 40 ft from street and 10 ft from interior lot lines; Phase III requires at least 60 ft from street and 10 ft from interior lines.

During construction, a modern self-contained trailer may be used for up to 12 months.

- Property maintenance & nuisances: Trash must be disposed of weekly; burning trash is prohibited. All lots must be kept neat, with grass and weeds not exceeding 18 inches in height. No abandoned, inoperative, or unsightly vehicles or junk may be kept on a lot; all vehicles must display current license plates. No obnoxious or offensive trades, nuisances, or dangerous firearm use or discharge is allowed.
- Architectural review: Before constructing any building, fence, or structure, plans and specifications must be approved in writing by the Architectural Control Committee (composed of three named individuals in each phase). If the Committee fails to act within 30 days, approval is deemed given unless a lawsuit to enjoin construction is filed. The Committee members serve without compensation.
- Covenant duration & enforcement: These covenants run for 20 years from the date of recording (Phase I: 1984; Phase III: 1997) and automatically renew for successive 10-year periods unless a majority of lot owners record an instrument to modify or release them. Each lot has one vote. Covenants may be enforced by any lot owner or the original developer. Subdividing lots is prohibited.
