Oak Valley Estates is a single-family home subdivision in Keene, TX, governed by restrictive covenants that run with the land for 30 years. These rules apply to all homeowners and residents, covering what you can build, how you use your property, and mandatory annual dues.
- Property use & improvements: Each lot is for one single-family detached dwelling only. No temporary structures, trailers, or mobile homes. Construction must be completed within 6 months and meet City of Burleson building codes. Minimum living area is 2,000 sq ft.
- Architectural & exterior standards: Exterior walls must be at least 80% masonry, stone, or brick on the first floor. Roofs must be 220 lb laminated shingles or better, pitch at least 6/12, color Weatherwood (or approved substitute). Fences max 6 ft, no front-yard fences without approval. Accessory structures (sheds, etc.) require prior approval and must be under 160 sq ft and 7 ft tall, with matching materials.
- Pets & animals: Only usual household pets allowed; no livestock, poultry, or commercial pet breeding.
- Parking & vehicles: No vehicle larger than a 1-ton pickup (including boats, RVs, trailers) may be parked on the lawn or driveway for more than 24 hours without being stored in a garage or behind a fence. No major vehicle repair visible from the street for over 2 hours.
- Business & nuisance: No trade or business conducted on the lot. No offensive or nuisance activity. Trash must be collected regularly in covered containers; no dumping or junk yards.
- Signs: Only one professional sign of up to 1 sq ft, or one real estate sign of up to 5 sq ft, allowed per lot.
- Dues & fees: A one-time membership fee of $100 is due at closing. Annual dues of $100 are payable each year starting the second Monday of July. Association liens are subordinate to purchase-money mortgages.
- Term & amendments: Covenants run for 30 years from recording (2006), then auto-renew for 10-year periods unless amended by a 2/3 vote of lot owners. Amendments require a 2/3 vote of owners.
