What Ranch Country Ests's governing documents say
Ranch Country Estates is a single-family residential subdivision in Johnson County, Texas. This Declaration of Covenants sets the rules for lot owners — what you can build, keep, and do on your property. The rules are enforced by an Architectural Control Committee and run with the land.
- Residential use & building: Each lot is for one single-family home only. Minimum air-conditioned living area is 1,800 square feet. Homes cannot exceed 2.5 stories. Garages must be attached (or rear-yard with approval) and hold at least two cars. Minimum front setback is 40 feet, side 10 feet. Exterior front walls must be at least 70% brick, stone, or masonry (except Victorian style). Roof materials must meet minimum weight (190 lbs per 100 sq ft for composition shingles).
- Animals & livestock: Horses and cattle are allowed (up to one per acre). Other pets (dogs, cats) must be kept as companions and confined indoors or in fenced areas. No commercial breeding. No bees, hogs, sheep, goats, ostriches, chickens, turkeys, or other animals that may disturb the community.
- Vehicles & parking: No boat, trailer, RV, camper, motorcycle trailer, or similar vehicle/equipment may be parked visibly in front driveways or stored unless fully operational and licensed. No inoperable vehicles or junk allowed.
- Prohibited uses & activities: No manufacturing, oil/gas drilling, or mining. No dumping or accumulation of trash—must be in sanitary containers. No business use except quiet home offices. Clotheslines visible from public view are banned. Outdoor burning is limited to fireplaces, brush (per law), and barbecue grills.
- Architectural review: Any construction or alteration must be approved by the three-member Architectural Control Committee. Plans and specifications must be submitted; if no decision within 30 days of complete submission, approval is deemed. The Committee also controls fences (max 8 ft height), mailboxes, driveway materials, and signs.
- Maintenance: Owners must keep grass mowed, no vegetables in front yard, and maintain exterior of all improvements. If owner fails, Declarant or Committee may perform maintenance at owner's cost, secured by a lien.
- Duration & amendments: Covenants run for 20 years from recording (1996) and auto-renew for 10-year periods. Declarant may amend until 10 years after recording; thereafter, owners of six lots can amend.
