Ranch View Estates is a single-family home subdivision in Johnson County, Texas, governed by deed restrictions that apply to all lot owners. There are two recorded sets of restrictions with some differences (e.g., minimum living area, exterior materials, fence rules); the version that applies to a specific lot depends on the deed of record. All homes must be used for single-family residential purposes only.
- Minimum home size & construction: All homes must have at least 1,600 square feet of living area (or 1,400 sq ft on ground floor for two-story) per DOC 57441, or at least 1,800 sq ft (1,400 sq ft ground floor) per DOC 57442. Exterior must be 100% brick/stone/masonry (DOC 57441) or 80% (DOC 57442). Construction must be completed within 12 months.

- Architectural review & signs: All building plans must be approved by an Architectural Committee (developer in DOC 57442). Signs only for sale of the property, placement at developer's discretion.
