Ranch View Estates is a single-family residential subdivision in Johnson County, Texas, governed by deed restrictions that run with the land. These rules apply to all property owners and set standards for home construction, land use, and maintenance.
- Single-family use & lot limits: Lots are restricted to one single-family dwelling. No lot may be subdivided (except lot 14 in some versions, which may be commercial or residential with developer approval).
- Minimum home size & construction: Homes must have at least 2,000 sq ft of living area (1,700 sq ft ground floor for two-story), exclusive of garages, porches, etc. Construction must be completed within 12 months. Lot four is excluded from this minimum.
- Exterior materials: At least 80% of exposed exterior must be brick, stone, or masonry.
- Setbacks & outbuildings: Structures must be at least 50 ft from the street and 20 ft from side property lines. Up to two outbuildings per lot are allowed, and they must match the main house in appearance and color. No above-ground or partially above-ground swimming pools.
- Vehicles & parking: No overnight parking on streets. Inoperable vehicles, boats, and building materials must be kept out of sight. All driveways must be concrete or asphalt.
- Pets & livestock: No livestock, including pot-bellied pigs, goats, rabbits, chickens, or fowl. Dogs must be contained on the owner's property unless leashed.
- Prohibited uses & activities: No hunting or discharge of firearms. No commercial businesses except small home businesses. No temporary structures (mobile homes, tents) as residences. No garbage or debris; waste must be in sanitary containers.
- Fences & signs: No barbed wire fences. Privacy fences are not allowed between the front of a house and the street. Signs are limited to those for property sale, with placement at developer's discretion.
