These rules apply to all lot owners and their successors, establishing minimum construction standards, property use limitations, and maintenance obligations. The covenants are enforceable by the original developer until all lots are sold, and thereafter by a majority of lot owners.
- Lot use & buildings: All lots are residential only; no business or commercial activity. Only one single-family dwelling per lot. Minimum floor area: 900 sq ft for single-story (excluding open porches, garages), 800 sq ft ground floor for two-story. Mobile/manufactured homes must be at least 14 ft wide and no older than 1980.
- Setbacks & construction: Buildings must be at least 30 feet from street line and 10 feet from interior side lot lines. New homes (non-mobile) must have slab or pier and beam foundation; all windows, doors, roof, and exterior surfaces must be new materials; exterior must be completed within 12 months.
- Animals & pets: No hogs, pigs, goats, rabbits, chickens or geese allowed. Maximum of 2 dogs per family. Dogs over 20 lbs must be kept in a fenced yard and not become a nuisance.
- Vehicles & parking: Wrecking yards prohibited. No junk, abandoned, or inoperative vehicles; all cars/trucks must have current license and inspection sticker. School buses not in current use are not permitted.
- Property maintenance: Trash must be disposed of weekly; no burning within subdivision. Mobile homes must be skirted prior to occupancy. Outbuildings and animal pens must be of good repair and painted or sided. Septic tanks must function properly with no offensive odors or surface waste.
- Utilities & modifications: Outside toilet facilities not permitted. All residences must connect to sanitary sewage or septic systems meeting health requirements. Butane tanks must be state approved and located safely. No subdivision of lots; no excavation for sale of earth/minerals; no oil drilling operations.
- Prohibited activities: No obnoxious/offensive trade or activity; no nuisance to neighbors. No firearms discharged within subdivision. No hazardous materials displayed irresponsibly.
- Duration & enforcement: Covenants run for 20 years from date (around 1994) and automatically renew for successive 10-year periods unless a majority of lot owners record a modification or release. The developer may enforce until all lots are sold; thereafter, enforcement rights pass to lot owners.
