- Vehicles & storage: No wrecking yards, junk, abandoned, or inoperative cars. All cars and trucks must have current license and inspection sticker. School buses not in current use are prohibited.
- Construction & mobile homes: Homes other than mobile/modular must have a slab or pier-and-beam foundation, use new materials for windows, doors, roof, and exterior, and be completed within 12 months. Mobile homes must be skirted (standard metal or exterior siding) prior to occupancy. Temporary trailers allowed during construction for up to 12 months.
- Septic & utilities: No outside toilet facilities. All residences must connect to sanitary sewage or a septic system meeting county/state requirements (minimum two 500-gallon septic tanks and appropriate lateral lines). Water service must have no cross-connections.
- Duration & enforcement: Covenants run with the land for 20 years from 1994, automatically renewing for successive 10-year periods unless a majority of lot owners record a modification. Enforcement by the original seller while they own property, and by lot owners collectively.
