Spring Creek Estates is a single-family home subdivision in Keene, TX, governed by a set of restrictive covenants recorded in 1989. These are not HOA rules per se, but binding deed restrictions that run with the land and are enforceable by any lot owner. The covenants control what you can build, how you can use your property, and certain maintenance standards.
- Minimum construction standards: All residences must have at least 1,100 square feet of floor space (excluding porches and garages) and be at least 65% brick, rock, or masonry on the exterior. No trailer, mobile home, tent, shack, or barn may be used as a residence. Construction must be completed within 8 months of starting.

- Architectural review: No building may be erected, placed, or altered until plans and location are approved in writing by the Architectural Control Committee. The committee reviews workmanship, materials, design harmony, and siting. If the committee fails to act within 30 days, approval is deemed given.
- Parking and vehicles: No vehicle larger than a 3/4-ton pickup truck (including motor homes or trailers) may be parked on the street in front of or beside a lot for more than 12 hours, except vehicles needed for construction.
- Signs and fences: No signs visible from the street except one professional sign not over 1 square foot, or one 'for sale/rent' sign not over 4 square feet, or builder signs during construction. No fence or continuous hedge over 24 inches high may extend nearer the street than the building setback line.
- Other restrictions: No white roofing is allowed. All roofs must be FHA minimum composition or better. No house may be occupied until exterior is completed per the covenants.
- What this document doesn't cover: The covenants do not establish an HOA, set any mandatory fees or assessments, or specify lawn mowing enforcement details beyond a charge for non-mowing. They also do not address lease restrictions or rental minimums.
