Legacy Hill is a single-family residential subdivision in Johnson County, Texas, governed by a set of covenants, conditions, and restrictions (CC&Rs) recorded by the original developer. The rules apply to all lot owners and restrict land use, construction, and activities to maintain a rural-suburban character. There is no homeowners' association mentioned; enforcement is by the declarant or by property owners collectively.
- Residential use only: All lots must be used for residential purposes only. Home-based businesses are allowed, but they cannot involve manufacturing, car lots, or salvage yards.
- Minimum dwelling size & construction: Each single-family dwelling must contain at least 2,200 square feet of living area, built on a permanent concrete foundation sealed by a registered engineer. - Livestock & pets: Horses, cattle, or other livestock (except swine and goats) may be kept for personal use. The maximum number of dogs, cats, or other household pets: 3 per lot (2016 document) or 4 (2019 documents). Animals must not be at-large off the owner's lot.
- Fences & landscaping: Fences along the front of a unit (on specified roads) must be steel bar/pipe, wood, PVC, black-coated cyclone, brick, or stone; galvanized cyclone fencing is prohibited. No rubbish or trash may be dumped; all receptacles must be covered and trash pickup subscribed when occupied.
- Home businesses & nuisances: Home businesses must not create noise, odor, or other nuisances that disturb neighbors. No noxious or offensive activity is allowed. All construction and use must comply with applicable building codes and laws.
- Enforcement & amendments: The declarant (and successors) has the right to enforce the covenants. Any deviation from the restrictions requires written approval from all property owners within Legacy Hill, and the amendment must be recorded.
