What Thunder Ranch & Wheels's governing documents say
This document records specific deed restrictions and covenants for Thunder Ranch & Wheels Addition in Keene, Texas. It is a partial, recorded instrument that imposes requirements on lot owners regarding drainage, floodplain construction, driveway culverts, and on-site sewage facilities. It does not establish a homeowners association, common property, or community-wide rules beyond these engineering and maintenance obligations.
- Elevation & drainage requirements: Houses on lots lower than the road must have a finish elevation at least 18 inches above the adjacent uphill-side slab to prevent drainage damage. Driveway culverts must be at least 18 inches in diameter and installed per Johnson County policies, with the top of the driveway 5 inches below the road edge to allow overflow.
- Floodplain & floodway restrictions: No houses may be built in the 100-year floodplain unless the finished floor is at least 3 feet above the floodplain elevation. Filling, obstructing, or building permanent structures in the floodway is prohibited.
- Drainage easements & creek maintenance: Lot owners cannot block water flow or construct improvements in drainage easements. Existing creeks or drainage channels must remain open and are maintained by the individual owners of adjacent lots. Johnson County is not responsible for maintenance, and owners assume risk for flood damage.
- On-site sewage facility responsibilities: Lot owners must maintain their private sewage facility in compliance with Texas regulations. The county does not guarantee performance; even approved systems may need upgrading at the owner's expense if odors, unsanitary conditions, or regulatory noncompliance occur.
- What this document doesn't cover: This document is a partial filing focusing only on drainage, floodplain, and sewage restrictions. It does not address pets, leasing, architectural review, parking, community amenities, HOA governance, or other typical subdivision rules.
