Vineyard Heights is a single-family home subdivision in Keene, TX, governed by a homeowners association (HOA) that all lot owners automatically join. The CC&Rs set strict standards for home size (minimum 2,200 sq ft living area), materials (70% stone or brick exterior), and require a two-car enclosed garage. Owners pay regular assessments and must get architectural approval for any exterior changes or tree removal.
- Residential use only: Each lot and unit must be used exclusively for single-family residential purposes. No commerce, industry, or business is allowed except for permitted home occupations or builder sales activities for limited periods.

- Fences & signs: Fences in front of the residence must be steel bar, pipe, wood, brick, or stone; chain-link and wire mesh alone are prohibited. Privacy fences allowed only around pools, patios, or along rear lot lines. Signs are limited to one 6 sq ft 'For Sale' sign per lot; builder and declarant signs are permitted temporarily.
- Tree preservation: Removing any living tree of 4-inch caliper or greater requires committee approval. No trees within 40 feet of the west line of Lots 27 and 28 may be cut or removed. Initial lot clearing is allowed but does not waive these restrictions.
