The covenants apply to all lot owners and aim to ensure uniform development and protect property values. - Subdivision and alterations: No purchaser may re-subdivide any lot. The developer reserves the right to change any restriction at their option.
- Duration and amendments: The covenants run with the land for 30 years from the recording date (July 1971), automatically renewing for successive 10-year periods unless a majority of lot owners agree to change them.
- Enforcement: Violations may be enforced by any lot owner through legal proceedings to restrain violations or recover damages.
