What Green Valley Ranch's governing documents say
Green Valley Ranch is a single-family residential subdivision in Krugerville, TX, governed by Covenants and Restrictions (CC&Rs) recorded in 1988 and amended in 1989. These rules run with the land and bind all owners. There is no homeowners association or mandatory assessments mentioned in this document.
- Single-family use only: Each lot is for one single-family dwelling only, occupied by one family. No commercial, business, or industrial use is allowed.
- Minimum dwelling size: The enclosed dwelling area must be at least 1,900 square feet (amended from 1,600 in 1989). For multi-story homes, the ground floor must be at least 1,200 square feet and the upper floor at least 400 square feet.
- Architectural review: All construction plans must be approved in writing by the Architectural Control Committee (the Developer initially). If no objection within 30 days of submission, plans are deemed approved. Exterior materials must be at least 60% masonry (brick, stone, etc.); wood siding is allowed only on upper stories with approval.
- Setbacks and fences: Setbacks are as shown on the recorded plat; side yard setbacks must be at least 15 feet. In the front area between the street and the building setback line, fences cannot exceed 48 inches high, and hedges cannot grow above 48 inches.
- Parking and vehicles: No on-street parking for more than 24 hours. Inoperable vehicles or those under repair for more than 48 hours must be garaged. Commercial vehicles (except pick-up trucks) are prohibited. Campers, motor homes, boats, and trailers must be screened from view if parked on a lot.
- Pets and livestock: No commercial breeding or boarding of animals. Up to 3 dogs and a like number of cats or other domestic pets are allowed; more than that is considered commercial. Horses are allowed (up to 2 per lot) if kept in a private stable with a covered manure pit.
- Temporary structures and lot division: No trailers, mobile homes, tents, or temporary buildings may be used as a residence. No lot may be subdivided or replatted without the Developer's written consent.
- Utility and maintenance requirements: All utility lines including telephone must be underground. Each owner must maintain the lot (control weeds, trash) and provide covered garbage receptacles screened from the road. The Developer or any owner may enter and clean an unmaintained lot, assessing up to $75 per occurrence.
