Northpoint is a single-family residential subdivision in Denton, Texas, governed by restrictive covenants recorded in 1988. These covenants run with the land and bind all lot owners, covering property use, fences, animals, building approval, and enforcement. A separate 2005 declaration adds a 15-year binding arbitration requirement for certain lots, so not all owners are subject to the same rules.
