- Architectural review process: All improvements need prior written approval from the Architectural Control Committee (ACC), which acts in the declarant's interest. The ACC can reject a design on aesthetic grounds alone, and its past decisions don't set precedent. Amendments require recording.
- Exterior home standards: Homes must be at least 1,600 sq ft, have an 8:12 roof pitch, 30-year shingles, 80% masonry (cementitious like Hardie counts), minimum embossed steel garage doors, and front gutters. All materials must be new and pre-approved.
- Fences, patios & decks: Wood fences must be 6' spruce, stained medium brown (or approved equivalent), re-stained at least every 4 years if visible from the street. Some lots require 4' wrought iron. Patios must be brick, slate, flagstone, or natural stone with a 2-foot landscaping border. Decks have strict dimensional and color-match requirements; under-deck storage visible from neighbors is banned.
- Accessory structures & sheds: One accessory structure (shed, outdoor kitchen) is generally allowed but requires ACC approval. Per the amendment, outbuildings max 8' tall, must be screened from the street, use same materials as the house (no plastic/Rubbermaid), and cannot have electric or water lines.
- Play equipment & recreation: Play equipment goes in the rear yard only, must be earth tones, and screened from streets/neighbors. Trampolines must be at least 5' from property lines; portable equipment (inflatable slides, basketball goals) must be stored when not in use and not visible from the front for over 24 hours. Permanent metal/wood equipment is not allowed in front yards.
- Lighting & landscaping: Exterior lights must not shine outside your property; landscape lights must be hidden in shrubbery, emit white light only. Holiday lights are allowed 30 days before and 15 days after a holiday. Landscaping plans need ACC approval—front yards need at least two 2-inch-caliper trees. Irrigation systems require approval.
- Enforcement (from amendment): The Board can impose fines for violations, which become a lien on the lot, and suspend common-area use. Each day a violation continues counts as a separate offense.
