- Architectural review: No exterior construction, alteration, or landscaping may be done without prior written approval from the ACA. Submit plans; the ACA has 30 days to respond. - Parking & vehicles: No parking or storage of vehicles visible from the street except passenger cars, motorcycles, passenger vans, and pick-up trucks (under 1 ton, less than 3 axles, operable, in daily use). Trucks over 1 ton, boats, trailers, RVs, campers, and recreational vehicles are prohibited unless kept fully enclosed in a garage or fully screened. No abandoned or inoperable vehicles; no dismantling visible from the street.
- Assessments & fees: Annual assessments start at $250 per lot maximum, adjustable up to 10% per year without a vote; larger increases require a 67% class vote. Special assessments also need 67% approval. A one-time capital contribution of $400 per lot is due at purchase. Delinquent assessments incur late fees, interest (up to 12% per annum), and a lien enforceable by foreclosure.
- Architectural Control Authority (ACA): During Declarant's ownership, Declarant acts as the ACA; afterward, a committee appointed by the Board. The ACA may adopt standards, grant variances (not for inability to get governmental approvals), and its aesthetic decisions are final if made in good faith.
