This is a supplemental filing of HOA rules for Glen Cove (Little Elm), a single-family subdivision HOA in Little Elm, Texas. It binds all lot owners in the subdivision and adds a one-time capital fee plus specific rules for solar panels and covenant enforcement. It does not contain the full declaration or all HOA rules.
- Capital improvement reserve fee: A $500 per lot capital improvement reserve fee is charged to each purchaser of a lot being conveyed, effective upon recording (March 3, 2006).
- Solar panel installation: Solar panels require prior written approval from the Architectural Review Committee. They can only be placed in designated roof areas (preferably rear-facing, unless a rear placement reduces annual energy production by more than 10 percent per a National Renewable Energy Laboratory tool) or within a fenced rear yard/patio, with strict rules on height, slope, color, and maintenance. Non-functioning panels must be removed.
- Covenant enforcement and fines: The HOA has a structured violation process: courtesy notice, first/second/final notices, and a hearing right. Fines are $100 assessed every 10 days until the violation is cured, for both modification violations (unapproved alterations) and use restriction violations (maintenance or other rules). Fines are not a lien, but the owner remains personally liable, and the HOA may enter the lot to correct maintenance violations after a 10-day notice.
