Hillside Beach Addition is a single-family residential subdivision in Little Elm, Texas, governed by a set of deed restrictions (Covenants, Conditions & Restrictions) recorded in 1963. These restrictions run with the land and bind all lot owners. There is no homeowners association; enforcement is through legal action by property owners.
- Land use & building type: Lots may be used only for residential purposes, and only one detached single-family dwelling may be built on each lot.
- Minimum dwelling size: The floor area of the main structure, excluding open porches, garages, and breezeways, must be at least 625 square feet.
- Setback & location: No building may be located closer than 25 feet to the street or nearer than 6 feet to an interior lot line.
- Architectural control: Plans and specifications (including location) must be approved in writing by a three-member architectural control committee before construction. If the committee fails to act within 30 days, approval is deemed given unless a lawsuit is filed before construction is completed.
- Parking & vehicles: Trucks with tonnage over 3/4 ton may not park overnight on streets, driveways, or lots. Vehicles normally transporting flammable or explosive cargo are prohibited at any time.
- Pets & livestock: No livestock or poultry may be raised or kept. Dogs, cats, or other household pets are allowed but not for commercial purposes.
- Construction timeline & relocation: Only new construction is permitted (no moving existing buildings onto a lot). Exterior finish must be completed within 8 months from start of construction.
