Huntwick is a single-family residential subdivision in Lucas, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) recorded in 1996. The rules apply to all lot owners and are meant to maintain a first-class residential character. A separate 2021 deed restriction on one specific lot (Block B, Lot 9) adds special limits for that property only.
- Property use & building standards: Lots are for single-family residences only. Minimum living area is 2,400 square feet (exclusive of porches, garages, patios, terraces, and breezeways). Roof pitch and materials (30-year multi-layer) require Architectural Control Committee approval. Exterior must be at least 75% masonry or approved substitute, and construction must be by a professional contractor.
- Architectural review: All buildings, structures, or improvements must be approved in writing by the Architectural Control Committee before construction or alteration. Plans are reviewed for quality, harmony of design, and compliance with standards. If the Committee doesn't act within 30 days, approval is presumed unless a lawsuit is filed.
- Vehicles & parking: No buses, trucks over one ton, or vehicles other than personal automobiles may be parked on streets or driveways overnight. Recreational vehicles, stock trailers, and boats on trailers may be kept if parked behind the main building and stored unobtrusively.
- Animals & livestock: No livestock or poultry allowed. Dogs and cats are permitted up to 4 dogs and 4 cats, kept discreetly. One horse per acre is allowed if fenced, with variance possible from the Architectural Control Committee. Commercial breeding or sale is prohibited.
- Fencing & landscaping: Fences fronting the road must be wood, masonry, or approved material; chain link is not allowed except for dog runs in the rear. All fencing must be behind the main structure. No dumping, weeds, unsightly debris, or billboards are allowed. Garbage cans must be screened.
- Nuisance & activities: No obnoxious or offensive activities, nuisances, hunting, shooting, oil drilling, or excavation. Antennas cannot exceed 15 feet above the highest roof point. Signs are limited to property-for-sale or contractor signs.
- Special restriction on Block B, Lot 9 (2021): This specific lot has an additional deed restriction: the property cannot be used for rental or exchange, and may be occupied only by immediate family members or servants of the owner. This restriction was granted in connection with a Special Use Permit for a residential accessory building with kitchen/cooking facilities, and is enforceable by the City of Lucas.
