Clearview Park Addition is a commercial subdivision in Mansfield, TX. These Covenants, Conditions & Restrictions (CC&Rs) apply to lot owners and require all lots to be used for commercial building uses and a nursing home residence. The document sets standards for construction, landscaping, and use restrictions, and establishes an Owners Review Committee to approve plans.
- Commercial use only: All lots must be used for commercial building purposes and a nursing home residence. No residence in temporary structures, trailers, or similar is allowed.
- Architectural review: An Owners Review Committee (initially Minnie Lee S. Lancaster, Edgar L. Lancaster Jr., Tim Lancaster) must approve site elevation plans and building appearance. Committee review period cannot exceed one week from receipt of plans.
- Construction standards: All buildings must be masonry construction with at least 80% masonry and/or glass exterior wall area. Finished first floor elevation must be between 5 and 7 feet from the top of curb at the lot's frontage, and no more than 7 feet higher or lower than adjacent lots.
- Landscaping and setbacks: All lots must have complete ground cover of pervious areas upon certificate of occupancy, with irrigation required in front yards. Rear yard setback for specified lots is 15 feet from rear property line, kept open for public Greenway use.
- Use restrictions: Prohibited activities include: temporary structures as residences, storage of building materials before construction, parking/storing boats, campers, trailers, or recreational vehicles visible from streets, oil/mining operations, dumping, and noxious or offensive trades.
- Signs: Only one sign per lot, not exceeding 64 square feet, advertising the property for sale or rent. Builder signs allowed during construction. No pole signs on certain lots. Building identification signs allowed with committee and city ordinance approval.
- Fences and screening: No fences or walls are permitted except for screening dumpsters or trash containers, which must be masonry or wall construction.
