- Architectural review: All exterior changes (new homes, additions, fences, paint color changes, etc.) require prior approval from the Architectural Control Committee. Applications must include detailed plans and are decided within 30 days.
- Minimum home size: Every home must have at least 3,000 square feet of air-conditioned space (excluding garage), as per the revised Planned Development ordinance.
- Fencing: Privacy fencing is allowed only in rear and side yards; street-facing fences must be wrought iron. Maximum height is 6 feet (8 with ACC approval). No wood fencing except architectural cedar.

- Vehicles & parking: Only licensed and registered vehicles may be visible from the street. Emergency or infrequent scheduled auto maintenance is allowed in the rear driveway; major repairs are prohibited.
- Prohibited improvements: Solar collectors are not permitted. Storage sheds are not allowed unless designed as an extension of the main house. Metal siding, Masonite, and vinyl siding are prohibited as exterior materials.
- Transfer fees: The association charges $340 for a resale certificate, $50 for a statement of account, $50 for a refinance certificate, $250 transfer fee, $200 covenant compliance inspection fee, and $150 each for reserve and capital fund contributions (total $1,190).
