- Construction standards: Homes must be at least 2,200 square feet of air-conditioned living area, have at least 80% brick or stone exterior walls, and a minimum 8/12 roof pitch. Garages must accommodate two cars and have cedar or cedar-overlay doors.
- Leasing & rentals: You may lease your home, but no more than 10% of homes in the community may be purchased for the sole purpose of renting. You must provide tenants with the governing documents and are responsible for their compliance.
- Pets & animals: Pets must be restrained or confined to your backyard or inside your home, and walked only on a leash. You're responsible for cleaning up pet waste and for any damage or injury your pet causes.
- Parking & vehicles: Without Board approval, you cannot park or store boats, trailers, motor homes, inoperable vehicles, commercial trucks, or vehicles with advertising on your property if visible from the street. All parked vehicles must be in good operating condition with current plates and inspection stickers.
- Use restrictions: Lots are for residential use only. No temporary structures, signs (except one small for-sale sign), clotheslines in public view, or commercial activities are allowed. Home offices are permitted if they don't create external evidence or increase traffic.
