- Minimum home size: Each home must have at least 3,000 square feet of air-conditioned living space. Two-story homes require at least 1,800 square feet on the first floor.
- Exterior materials: At least 80% of exterior walls (excluding windows, doors, and roof) must be brick, stone, stucco, or other masonry; 100% of the area below the first plate line of two-story homes must be masonry. Roofing must be fire-resistant and meet committee standards; wood shakes require a Class A rating.
- Architectural review: All exterior improvements—including paint, mailboxes, mail chutes, lighting, and accessory structures—require prior written approval from the Architectural Control Committee. No house may duplicate a neighboring elevation on the same block.

Wood fences are allowed between lots and along the back (max 6 feet for raised masonry base), must be cedar with a 2x8 cap and fascia. Chain link is allowed only for dog runs if screened from view. Pool equipment must be screened.
- Mailbox requirements: Each home must have a masonry mailbox matching the home's exterior, with a cast stone address plate (8"x12") centered on the front, 34 inches from the top of the plate to the street.
- Garages and driveways: Each home must have a 2-car garage (minimum 500 sq ft). If a home has only a 2-car garage, the garage door cannot face the street; if larger, the door must be set back at least 30 feet. Driveways must use complementary materials.
