- Leasing & rentals: Leases must be in writing, for at least six months, and include a required lease addendum. Short-term rental programs like Airbnb or VRBO are prohibited.
- Pets: No more than three adult household pets are allowed per lot (dogs and cats only). Pit bulls and pit terriers are specifically prohibited, and animals cannot be kept for commercial purposes.
- Architectural review: Almost all exterior changes—including paint, fences, landscaping, and roofing—require prior written approval from the Architectural Control Committee and the Board. Fences cannot exceed 8 feet in height and must be of approved materials.
- Parking & vehicles: On-street parking is limited to short-term use: guests up to 5 consecutive days or 15 hours per week, owners up to 25 hours per week (no overnight). Boats, trailers, and RVs must be stored in the garage and concealed from view.
- Minimum home size & construction: Each home must have at least 3,000 square feet of air-conditioned floor area, with at least 2,000 square feet on the ground floor. Exterior walls must be at least 100% brick or stone on the first floor, and roofs must have a minimum pitch of 8:12.
- Maintenance responsibilities: Owners are responsible for maintaining their lot and all improvements, including landscaping, fences, and drainage. The association maintains common areas. If an owner fails to maintain their property, the association may step in and charge the owner.
- Signs & displays: Signs are generally prohibited without approval, except for: patriotic flags up to 4x6 feet on customary holidays, election signs for 90 days before an election (removed within 10 days after), and a standard realtor sign. Holiday decorations are allowed only during the holiday season.
