What Serenade Community's governing documents say
Serenade Community is a homeowners association in McKinney, TX. These documents are supplementary policies adopted by the board; they add rules on specific topics like records access, flags, rain barrels, security measures, solar panels, generators, and roofing. The main CC&Rs are not included here—these policies only cover the items listed.
- Association records access: Owners may inspect and copy association books and records by written request. The association must provide copies within 10 business days (or up to 15 more with notice). Copy fees: $0.10 per page for standard paper; labor and overhead charges apply for requests over 50 pages or those requiring retrieval from multiple buildings or remote storage.
- Rain barrels: Rain barrels require ARC approval. Prohibited types include those located in front yards, on association property, or visible from the street. Permitted barrels must be fully enclosed with screens and cannot create nuisances.
- Flag display: Owners may display one flagpole per lot. Allowed flags: U.S., Texas, and official/replica military flags. Freestanding flagpoles require ARC approval; mounted flagpoles (max 5 ft) do not, if they comply. Flags must be attached to a pole; flagpoles must be removed when no flag is displayed.
- Security measures: Security fencing must be 6 ft steel flat top metal, painted black, with specific picket dimensions. Driveway/pedestrian gates must match and swing inward. Burglar bars, security screens, cameras, and lights are allowed but must be black or bronze and cannot be directed at neighbors. ARC approval required. Association is not liable for security failures.
- Solar energy devices & roofing: Solar devices must not extend beyond roofline, must conform to roof slope, and have frames/piping in silver, bronze, or black. Ground-mounted devices are restricted; location preferred by association unless alternate location increases energy production by >10%. Permitted roofing includes wind/hail-resistant materials and those offering energy savings similar to composite shingles. ARC approval required.
- Standby electric generators: Generators must be natural gas, propane, or diesel. They must be screened if visible from the street, adjoining residences, or common areas. Cannot be used as primary power source except during utility outages. ARC approval required.
- What this document doesn't cover: These policies do not include the community's main CC&Rs, bylaws, or rules on assessments, leasing, pets, parking, noise, or use of common areas. The full set of community rules is in the Declaration of Covenants, Conditions, and Restrictions for Serenade, which is referenced but not provided here.
