This is an amendment to the property restrictions for Lavon Shores Estates, a single-family home subdivision near Lavon Reservoir in Collin County, Texas. It updates rules on construction, use, and maintenance, binding all lot owners.
- Use & building type: Only single-family residences are allowed on the lots. Detached garages, carports, tool sheds, and guest houses are permitted. Owners may consolidate adjoining lots into one building site.
- Minimum home size: All residential buildings must have at least 1,000 square feet of floor space. Existing buildings are grandfathered.
- Construction materials & exterior: Exterior materials must be commonly used in residential construction (brick, stone, wood, siding). All materials must have a permanent finished texture and be painted/maintained. Corrugated metal is prohibited. Used materials are allowed only for antique effect.
- Landscaping & maintenance: Owners must keep all vegetation on their lot cultivated, pruned, and free of trash. All improvements must be kept in good repair and adequately painted.
- Construction timeline: The exterior construction or shell must be completed within 180 consecutive days after construction begins.
- Prohibited structures (mobile homes, RVs): No mobile homes, manufactured homes, prefabricated homes, motor homes, or house trailers may be used as residences. Recreational vehicles (RVs) are allowed only for recreational use and may not be affixed to a lot.
- Short-term rental prohibition: No short-term rentals are allowed. 'Short-term rental' is defined as a rental of less than 30 consecutive days.
- Vehicle & parking rules: Inoperative or unsightly vehicles may not be stored on lots. All vehicles must be fully assembled, operative, neat in appearance, and currently registered. Repairs must be done inside a fully-enclosed garage or similar facility, shielded from view.
