This is the First Amendment to the Declaration of Condominium for The Villages of Allen Townhomes, a condominium (townhome-style) community in Allen, Texas. It adjusts unit ownership percentages and common element interests, and grants the developer rights to further develop the property and reallocate ownership shares. This document does not contain the community's full rules or bylaws—it only amends specific sections of the original declaration.
- Amendment to common element percentages: The amendment replaces Section 2.1.4 with a new schedule of undivided percentage interests in the common elements for each unit (e.g., units 101–608 have percentages ranging from 4.456% to 5.675%).
- Developer's reserved development rights: The developer retains the right to further develop the property with additional buildings and units, and to reallocate common element ownership percentages among all units (including new ones) by filing further amendments signed only by the developer.
- Deleted provisions: Section 9.2.1 of the original declaration is deleted entirely; Section 9.4.2 is amended to address how common element interests are used for assessment levying and distribution of insurance or condemnation proceeds.
