- Maintenance & enforcement: Owners must keep lots mowed (grass ≤24 inches), and maintain buildings and landscaping in neat condition. Grantor or Association may enter and correct violations, charging the owner. Violations incur a $25/day fine after 3 days' notice by certified mail.
- Duration & amendments: Restrictions run for 10 years from recording (1995), auto-renewing every 10 years. Amendments require 60% lot owner approval during first 10 years, 70% thereafter, and must be recorded.
