- Allowed use & structures: Lots are for single-family residential use only. - Antennas & broadcasting: No television, radio, or similar antenna may exceed 30 feet from the roof. No lot may be used for any type of broadcasting system, and television antennas are limited to a two-set capacity.
- Architectural review: All plans for any residence must be approved by the developer (president or vice-president of Richland Enterprises, Inc. or its successors). Approval considers suitability, harmony with surroundings, and effect on adjacent property.
- Nuisance & prohibited activities: No noxious or offensive activity may be conducted. No intoxicating liquors or beers may be sold on any lot, and no building may be used as a nightclub or for gambling.
- Term & amendment: These covenants run for 30 years from recording, then automatically renew for successive 10-year periods unless a majority of lot owners record an instrument changing them.
