Westwind Meadows No. 2 is a single-family home subdivision in Parker, TX (Collin County). These restrictive covenants run with the land and bind all owners. They regulate lot use, building size and placement, architectural review, and other common restrictions for a conventional residential subdivision.
- Allowed use: Each lot may be used only for one detached single-family dwelling, no more than two stories high, plus a private garage for at least two cars (garage may be detached, semi-detached, or rear-entry except for Lots in Block 1 which must have rear-entry garages).
- Minimum house size: The main structure (excluding porches and garages) must be at least 1,100 square feet for a one-story dwelling, and at least 1,400 square feet for a dwelling of more than one story.
- Building materials & design: Dwellings must be of brick, stone-veneer, or stucco construction (no wood frame or synthetic siding permitted as exterior finish exposed to the weather). Roofing must be non-composition (e.g., tile, slate, or metal — composition shingles are prohibited).
- Setbacks & lot width: Houses must be at least 25 feet from the front property line, 15 feet from side lot lines, and a minimum of 10% of the lot depth from the rear lot line (but at least 15 feet for a detached garage). No dwelling may be built on a lot less than 60 feet wide at the minimum building setback line.
- Architectural approval: No construction, alteration, or placement of any structure is allowed until plans and specifications are approved in writing by a three-member architectural control committee (Melvin K. St. John, Harry F. Tibbals, Jr., and Ed Collins), who consider quality of workmanship, harmony of design, and location. If no decision is made within 30 days of submission, approval is deemed given unless a lawsuit is filed before completion.
- Vehicles & parking: Trucks with a tonnage rating exceeding 1 ton are not permitted to park on streets. No vehicle of any size carrying hazardous or explosive cargo may be kept on any lot. Parking of commercial or heavy vehicles that become an annoyance or nuisance is also prohibited.
- Pets & animals: No animals, livestock, or poultry may be kept except dogs, cats, or other household pets, provided they are not bred or maintained for commercial purposes.
- Duration & renewal: These covenants run with the land for 30 years from the date they were recorded (1983) and will automatically extend for successive 10‑year periods unless a majority of lot owners agree to change them by a recorded instrument.
