Southbrook is a standard single-family home community in Wylie, TX, governed by the Southbrook Homeowners' Association. The rules apply to all lot owners and their tenants/guests. This document (Declaration of Covenants, Conditions and Restrictions) covers use restrictions, architectural control, maintenance obligations, and parking rules. It does not address assessments, leasing minimums, or amenities.
- Permitted & prohibited uses: Lots are for single-family residential use only. No business, commercial, or manufacturing activities are allowed, except quiet home occupations like tutoring or music lessons that don't increase street parking or disturb neighbors. No noxious or offensive activities are permitted.
- Parking & vehicles: Vehicles must be parked out of street view (in garage or driveway). On-street guest parking is limited to 12 hours. Trucks over 1 ton and vehicles with signage cannot park overnight. Inoperative or unlicensed vehicles must be in an enclosed garage. Recreational vehicles (boats, trailers, RVs) cannot be stored on driveways, front yards, or streets for over 48 hours (max twice per month) and cannot be used as residences.
- Pets: Only regular household pets (cats, dogs) are allowed, for personal use only, no breeding or kennels. Maximum of 4 domesticated household pets per residence. Pets must be kept within fenced area of the lot and not run free.
- Architectural review & construction: All exterior improvements (structures, fences, landscaping changes) require prior written approval from the Architectural Control Committee (ACC). Plans must be submitted; approval/deemed approval within 30 days. Minimum square footage? (refers to City codes). Each residence must have at least a two-car attached garage. Roof pitch must meet City specs. Construction must be completed within 9 months. Fences: 6 feet tall, materials per Design Guidelines. Above-ground pools prohibited.
- Maintenance & landscaping: Owners must maintain their lot, residence, and structures in clean, first-class condition, including regular mowing and landscaping maintenance. All yards visible from the street must be fully sodded and landscaped per ACC approval. No more than 50% of street-facing yard can be covered by shrubs/flowers; no vegetables in front yard. Damaged improvements must be promptly repaired or removed.
- Signs & antennae: Except for builder/declarant signs, only small (under 5 sq. ft.) tasteful 'for sale' signs, political signs (per Design Guidelines), and spirit signs (per Design Guidelines) are allowed. All must be professionally produced and ACC-approved. TV/radio antennae and satellite dishes are restricted: amateur radio towers prohibited, other antennae must be in attic or ACC-approved.
- Term & amendment: The covenants run for 30 years from 2009, then auto-renew every 10 years unless 70% of lot owners vote to terminate. Amendments require 70% owner approval (plus Declarant consent while Declarant owns lots).
