What HOA of Sandstrom Ranch's governing documents say
This is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Sandstrom Ranch, a single-family home community in Pecan Acres, TX. It sets up a homeowners association (HOA) that maintains common areas and enforces rules. The document outlines what you can and cannot do on your lot, how assessments work, and the architectural review process.
- Architectural review: All exterior changes—houses, fences, landscaping, pools, roofing, mailboxes—must be approved in writing by the Architectural Control Committee before starting. Plans must show design, materials, colors, and location. Homes must be at least 2,000 sq ft on the first floor, use masonry (stone, brick, stucco, or approved materials) on 100% of first-floor walls, and have a minimum 8/12 roof pitch. Setbacks: 15 ft from side lines, 25 ft from rear, 50 ft from front (100 ft on Grants Lane).
- Assessments & fees: Annual assessments begin the month after the first lot sale. The Board sets the amount each year to cover common area maintenance, insurance, and operations. Special assessments for capital improvements require approval of 51% of members voting. Unpaid assessments accrue 10% annual interest and become a lien on the property.
- Use restrictions (single-family & pets): Lots are for single-family residential use only—one detached home per lot. Occupancy is limited to one family (related by blood, adoption, marriage, or no more than two unrelated persons living together). Pets: up to 4 dogs per lot, plus cats and other household pets (no commercial breeding). No livestock, poultry, or horses on lots under 2 acres (1 horse per acre on larger lots).
- Lot maintenance & landscaping: Owners must keep their lot neat: mow grass, control weeds, remove trash, and maintain landscaping. The front yard must have an underground sprinkler system and landscaping completed within 90 days after the house is 90% complete. If the owner fails to maintain the lot after 10 days' notice, the HOA can do the work and charge the owner.
- Vehicle & storage restrictions: No boats, trailers, campers, mobile homes, or similar vehicles may be stored outside a closed garage or parked nearer the street than the front of the house (except for temporary parking under 24 hours). No commercial vehicles carrying flammable cargo. No temporary structures, sheds, or outbuildings without ACC approval. No oil drilling or mining.
