This is a set of restrictive covenants for Holiday North Addition Section V, a single-family residential subdivision in North Richland Hills, TX. All lots (1–15, Block 23) are for single-family residential use only. The covenants run with the land and bind all current and future owners. There is no homeowners' association, no common areas, and no mandatory fees referenced.
- What you own & maintain: Each lot is a single-family residential lot. You own the lot and must build a single-family dwelling with at least a two-car garage. Minimum living area: 1,200 sq ft for one-story (excludes porches/garages); for 1.5- or 2-story, minimum ground floor 100 sq ft and total 1,400 sq ft. Exterior ground floor must be at least 75% brick or stone.
- Building & exterior changes: All plans for any building, fence, wall, or structure must be approved in advance by the original developer (Richland Enterprises, Inc. or its assigns). Setback lines on the recorded plat must be observed; no fence or wall may be closer to the street than the main building setback.
- Temporary structures & uses: No trailer, basement, tent, shack, garage, barn, or other outbuilding may be used as a residence, permanently or temporarily. No temporary structures are allowed, except field offices for development/sales with the developer's approval.
- Nuisance & prohibited activities: No noxious or offensive activity may be carried on. No sale of alcoholic beverages or intoxicants on any lot. No portion of any building may be used as a night club or for gambling.
- Pets: Dogs, cats, or other household pets may be kept, but not for commercial purposes (breeding, raising, or maintaining). No livestock or poultry allowed.
- Easements & utilities: Perpetual easements are reserved for utility purposes (laying, maintaining utilities) as shown on the recorded plat. No building may be erected over any easement area.
- Antennas & broadcasting: No television, radio, or similar antenna may exceed 30 feet above the roof. No lot or structure may be used for any type of broadcasting system. Antennas are limited to a two-television set capacity.
- Parking & vehicles: Trucks with tonnage over 3/4 ton may not park on streets, driveways, or lots overnight. No vehicle that normally transports flammable or explosive cargo may be kept in the subdivision at any time.
