What Mc Homeowner's's governing documents say
This is an amendment (2020) to the homeowners association rules for Mustang Creek Estates, a single-family home community in Pelican Bay, TX. It modifies specific sections of the original declaration, so not all rules are listed here; the full declaration may contain additional restrictions.
- Exterior materials & accessory buildings: Dwellings must have at least 85% of first-floor exterior walls in stone, stucco, masonry, brick, or other ACC-approved material. Accessory buildings under 120 sq ft (e.g., playhouses, chicken coops) need ACC approval and quality materials in harmony with surroundings. Accessory buildings over 120 sq ft (e.g., detached garages) must match the residence's style and materials, and require ACC approval.
- Animals & livestock: Horses, dogs, cats, other household pets, and up to 10 hens (no roosters) are allowed, but not for commercial purposes. One horse per lot (two if lot over 1.5 acres). Chicken coops need ACC approval.
- Nuisance & noise: No noxious or offensive activity. Excessive off-road vehicles or motorcycles creating noise may be considered a nuisance.
- Roofing materials: All roofing changes need ACC approval. Acceptable materials include composition shingle (25-year minimum), wood shingle, slate, imitation slate, tile, metal, or other ACC-approved materials that harmonize with surroundings.
- Antennas & aerials: No pole mast, antenna, radio, TV, or other aerial may be erected without ACC approval.
- Parking & vehicle storage: No trailer may be parked on the street for more than 24 consecutive hours, nor on a lot nearer to the street than the front of the house for more than 24 hours. Trailers over 3 tons capacity (except RV/boat/recreational trailers) are prohibited. Max 3 trailers per lot (excluding small lawn/garden trailers under 1,000 lbs). No semi-trailers, junked or inoperable vehicles visible from public view. No parking on front or side lawn (property side of bar ditch).
- What this document doesn't cover: This is an amendment, not the full declaration. It does not include assessment amounts, architectural committee procedures, or other standard HOA rules. Refer to the original Declaration of Restrictions, Covenants and Conditions for complete rules.
