Bradford Farms is a single-family residential subdivision in Prosper, TX (Collin County). These Declaration of Restrictions run with the land and apply to all lot owners. They set minimum construction standards, use restrictions, and establish an Architectural Control Committee — but do not create a homeowners association or impose regular assessments.
- Permitted structures & minimum size: Only one detached single-family home (max 2 stories) and a private garage per lot. The home must have at least 1,800 square feet of heated/air-conditioned space (excluding porches, patios, garages). All new construction must use 100% brick exteriors.
- Architectural review: All plans for structures, exterior changes, landscaping, fences, and mailbox design must be submitted to and approved in writing by the Architectural Control Committee. The Committee must act within 30 days of submission or approval is deemed granted.
- Fencing & walls: Only white steel pipe fences with three white cable strands, max 5 feet high, are allowed. No chain link, sheet metal, concrete, electric, barbed wire, or snow fences. Swimming pools may require taller fences to meet safety codes. All fences must be behind the rear of the house; hedges also need Committee approval.
- Parking & vehicles: No trucks, buses, boats, or trailers may be parked in the street or visible from the street. Vehicles without current license and inspection for over 10 days must be removed. Construction and repair equipment is exempt during active work.
- Horses & livestock: Horses are allowed (max 2 per lot) if a barn/stable or corral is built in the rear of the lot, at least 125 feet from the rear of the house. Other livestock not mentioned.
- Prohibited uses & activities: No commercial or professional business open to the public; no oil, gas, or mining operations; no temporary or manufactured homes; no noxious or offensive activities; no dumping of rubbish or inoperative vehicles. Satellite dishes must not be visible from the street.
- Easements: Utility, drainage, and roadway easements exist as shown on the recorded plat. No shrubs, fences, or obstructions may be placed in easements.
- What this document doesn't cover: There is no homeowners association — no regular assessments, common areas, or shared amenities. The document does not address leasing restrictions, pet limits (other than horses), or age restrictions.
