Enclave at Maxwell Creek is a single-family home community within a master-planned development in Plano, TX. This document is a supplemental declaration of covenants, conditions, and restrictions (CC&Rs) that applies to a specific group of residential lots (the 'Subject Residential Community Lots') and is binding on all owners. It works alongside a master declaration and a development area declaration, and establishes a residential community (RC) association for these lots.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed if they comply with all laws, employ only residents, don't involve customer visits or signs, and don't create noticeable traffic, noise, or odors. Leasing a residence is not considered a business.
- Leasing & rentals: Leasing is permitted (not defined as a business). The document does not specify a minimum lease term. A 'Leasing Operator' is defined as an owner who acquires lots to build and lease at least ten single-family homes to third parties.
