What Glen Meadows's governing documents say
Glen Meadows is a single-family residential neighborhood in Plano, Texas, governed by a Declaration of Covenants and Restrictions (CC&Rs) recorded in 1992. These rules bind all lot owners and, as occupants, their tenants and guests. Enforcement is primarily through an Architectural Control Committee (ACC) that must approve building plans, fences, and other exterior changes.
- Single-family use only: All lots are designated residential, and only one single-family dwelling per lot is allowed; apartments, duplexes, and hotels are prohibited. Structures must not exceed two stories, and houses cannot be moved onto a lot—only newly built homes are permitted.
- Construction & size requirements: Every residence must have at least 2,200 square feet of living space (excluding garages, porches, breezeways, etc.). At least 75% of exterior walls (excluding windows, doors, and glass) must be brick, stone, or masonry. Roofing must be approved except specific colors (Weathered Wood or Driftwood) at a minimum 8:12 pitch.
- Architectural review: No building, fence, or exterior alteration may be erected without prior written approval from the Architectural Control Committee. Plans and specs must be submitted at least 10 days before construction; if the committee fails to act within 10 days, plans are deemed approved.
- Pets & animals: No livestock, poultry, or commercial breeding is allowed. Household pets (dogs, cats, etc.) are permitted except pit bull terriers; the committee can limit the number and variety of pets to prevent nuisances.
- Vehicles & parking: Boats, trailers, RVs, and motorcycles may not be parked on streets or visible from streets—they must be screened or fenced. Trucks over 1.5 tons or vehicles with painted advertisements cannot park overnight in the addition, and no vehicles carrying flammable or explosive cargo are allowed.
- Fences & outdoor equipment: Chain link fences are prohibited; fences must be wood or masonry and no higher than 8 feet. Air conditioning compressors, pool pumps, and garbage receptacles must be visually screened from the street.
- Prohibited items & activities: Clotheslines, exterior antennas, window-unit air conditioners, satellite dishes, and unregistered or inoperable vehicles are prohibited. Oil drilling, dumping, noxious activities, and anything that becomes a nuisance are also banned.
