This is a declaration of covenants and restrictions for Wyndham Hill, a single-family residential subdivision in Plano, Texas. It sets binding design and use rules that apply to all lot owners, prospective buyers, and residents.
- Architectural review: All new construction or exterior changes need prior written approval from the Architectural Control Committee. Plans automatically get approved if the committee doesn't respond within 10 days.
- Construction standards: Homes must have at least 2,600 square feet of living space, and 75% of exterior walls must be brick, stone, or other approved masonry. Roofs must meet specific material and pitch requirements.
- Fencing and landscaping: Fences must be wood or masonry, no chain-link, and no higher than 8 feet. Lawns and vegetation must be kept mowed; the committee can cut overgrowth and bill the owner.
- Vehicles and parking: Boats, trailers, and recreational vehicles must be screened from streets and cannot be used as residences. Trucks over 1.5 tons are not allowed to park overnight in the subdivision.
- Pets: Dogs, cats, and other household pets are allowed, but not for commercial breeding or keeping. The Architectural Control Committee can limit the number and variety of pets.

- Main building shall be set back at least 6.50 feet from front property line, with a maximum of 10.0 feet. Corner lots must conform to building lines on recorded plat. (Article III, Section 2(d))

- Amendments
- During first 30 years, amendment requires consent of 90% of lot owners. Thereafter, simple majority. Declarant may amend until first lot is sold. (Article IV, Sections 2-3)
