What Villas of Glen Eagles Pl Amend K's governing documents say
This is an amendment to the Declaration of Covenants, Conditions and Restrictions for The Villas of Glen Eagles, a single-family home subdivision in Plano, Texas. It binds all lot owners and describes land use restrictions, assessment obligations, and architectural controls. Because the document is an amendment and the text is garbled/truncated, not all original rules are visible.
- Residential use: Lots may be used only for private single-family detached residences. Duplexes, garage apartments, and other multi-unit uses are prohibited.
- Minimum floor area: Each dwelling must have at least 2,800 square feet of air-conditioned living space, excluding porches, garages, and breezeways.
- Architectural control: All building plans, driveways, setbacks, and height must be approved by an Architectural Control Committee. Maximum height is two stories (or as allowed by the City of Plano).
- Assessments & fees: The Association may levy annual and special assessments. Annual assessment initially capped at $125/month (until 1999). Unpaid assessments bear interest (max 18%/yr) and late fees ($25/month), and create a lien on the lot.
- Common Properties & maintenance: Common areas (streets, landscaping, pagoda, etc.) are maintained by the Association via assessments. Owners have a non-exclusive easement to use them. The Declarant may manage them until conveyed to the Association.
- What this document doesn't cover: The document is an amendment and is heavily garbled. It does not contain full rules on pets, leasing, parking, or rental restrictions. Those may exist in the original declaration or later amendments.
