What El Ranchero Estates's governing documents say
El Ranchero Estates is a single-family home subdivision in Plano, TX, governed by restrictive covenants recorded against each lot. These covenants bind property owners and set rules for construction, materials, setbacks, and land use. The community is not a condominium or rental—owners hold fee simple title to their lots.
- Construction & materials: Only detached single-family dwellings up to two stories are allowed. Exterior walls must be at least 75% brick, stone, plate glass, brick/stone veneer, rough cedar, or stucco (amendment permits synthetic stucco with color approval by 80% of owners if non-neutral). Minimum heated area is 3,400 square feet. No old or previously occupied houses may be moved in. Roofs cannot be sheet-iron; raised seam metal roofs are allowed.
- Setbacks & building placement: Dwellings must be at least 30 feet from any street centerline. No building may be erected nearer to a street than the minimum building line shown on the plat.
- Temporary structures & vehicles: No temporary structures, house trailers, campers, tents, or mobile homes are allowed as permanent residences. No automobiles, mobile homes, trailers, or recreational vehicles may be parked on subdivision streets except temporarily for loading/unloading; otherwise they must be parked inside a garage or screened from public view.
- Fences: No fence may be erected beyond the minimum building setback line without written approval of 80% of lot owners (amendment). Fences facing a road must be of brick, stone, or stucco; other fences may be wood or wrought iron but not wire mesh or barbed wire. Chain-link fences are prohibited.
- Utilities & antennas: All utility lines (water, sewer, gas, electric, telephone) must be buried underground, except existing perimeter facilities. No free-standing TV or radio towers; antennas may not extend more than 12 feet above the highest roof line or chimney top.
- Animals & livestock: On Lots 18 through 22, no animals, livestock, or bees shall be raised or kept except common household pets (dogs and cats).
- Water supply: Each property owner must provide water from a type approved by the City of Plano and become a member of the El Ranchero Water Co-Op (until city takes over).
- Prohibition on subdivision: Lots may not be subdivided into smaller tracts than the original recorded plat lots.
