Light Farms is a large, single-family home community in Prosper, TX, governed by a homeowners association. As a resident, you must follow detailed design guidelines for exterior changes, parking rules, and other community standards. The HOA's board operates under a code of conduct, but that doesn't directly affect homeowners. This document set includes the main design guidelines and specific policies on parking/towing, solar panels, and fencing.
- Architectural review: Almost any exterior change—painting, landscaping, additions—requires prior approval from the Architectural Review Committee (ARC). Submit plans at least 60 days before starting work. The ARC has final say, and you may also need permits from the City of Celina.
- Parking & towing: No full-sized vehicle may be parked on grassy or landscaped common areas (e.g., around Homestead Court). Violators may be towed after proper signage is posted for 24 hours. The association does not accept kickbacks from towing companies.
- Solar energy devices: Solar panels are allowed but must meet strict aesthetic rules: frames/brackets must be bronze or black, match the roof slope, and not be visible from the street (exception possible if property qualifies under Texas law). Ground-mounted panels are generally not permitted in the front yard.
- Fences: Fencing must be set back at least 5 feet from the outermost building line, cannot block sidewalks, drainage easements, or licensed areas. Driveway gates must be at least 10 feet from the road if the driveway intersects a laned road (per Texas Transportation Code).
