Villages of Star Trail is a single-family homeowners association (HOA) in Prosper, TX. These excerpts are partial supplements that amend leasing rules and replace design guidelines — they are not the full governing documents. The rules bind all homeowners and residents.
- Leasing & rentals: All leases must have an initial term of at least 12 months (unless the Board approves a shorter term in writing). Owners must give the Board written notice before leasing and provide tenant contact information, lease term, and copies of governing documents to the tenant.
- Architectural review: Most exterior modifications — including landscaping, fences, pools, playsets, and paint color changes — require prior written approval from the Modifications Committee (MC). Applications are reviewed within 30 days; if not approved or denied within that time, the application is deemed denied. Owners may appeal to the Board.
- Pets & structures: Doghouses and dog runs require MC approval. Dog runs near common areas need solid screening. Play structures, trampolines, and pools must be in side or rear yards and comply with specific setbacks (e.g., 5' from property line for structures over 6' tall; 3' setback for pools). Above-ground pools are not allowed.
- Landscaping & exterior: Artificial plant material is prohibited in front and side yards; artificial turf may be permitted only behind backyard fencing. Vegetable gardens must be confined to side or rear yards and not visible above fence line. Flagpoles are limited to 20' in height, and flags cannot exceed 4' x 6'.
- Fencing & hedges: Perimeter fencing must be ornamental iron with masonry columns, max 4' height. Side and rear fencing may be board-on-board. Replacement of existing fence with same material/color needs no approval; any change requires MC approval. All wood fencing must be stained a consistent color (Ready Seal Medium Brown or oil-based match).
- Roofs, windows & paint: Roof replacement with different material/color requires MC submission. Window additions or revisions must match existing in material and color. Repainting to the originally approved color needs no approval; any other color change requires MC approval.
